We are currently hiring for the following positions:

Location: Chicago Office

Description: The Research Group provides analytical support to our appraisal professionals and is responsible for several essential tasks that are crucial to the valuation process: analyses on demographic and psychographic trends, macroeconomic fundamentals, governmental factors, historical and forecast supply and demand trends, and tenant operation research and tracking.  Our research professionals work directly with our appraisers to develop a deeper understanding of market influences impacting the subject and provide subsequent tracking for quarterly updates. This process produces higher quality reports as well as condenses appraisal turn times.

The Senior Research Associate works in conjunction with the Research Group managers and the National Director of research to support research initiatives across the team.  Job responsibilities include research production, review of research deliverables, and mentorship and training of new and junior staff. This role does come with a fast track to Research Manager for the right candidate.  This job is a great opportunity for an individual who is passionate about real estate research and is wanting to grow management/ team building skills.

Responsibilities:

  • Gathering, cleaning, and analyzing data on various value influences
  • Researching local and regional social, economic, governmental, and environmental forces
  • Conducting supply and demand studies
  • Generating and formatting Excel graphs and charts
  • Synthesizing research into well-written narrative reports
  • Reviewing the work of junior research staff and assisting managers with team wide quality control
  • Assisting new hires and junior research staff with training, edits, and questions
  • Aiding the flow of communication between the appraisers, research managers, and research team
  • Building the team by interviewing potential new hires and making hiring decisions along with other senior staff
  • Encouraging the junior staff to continue to learn and grow in knowledge of the real estate industry by informing them of current real estate trends and information sources
  • Developing a strong team environment within the Chicago, Atlanta, and Houston offices through interactions and mentorship of junior staff members
  • Gaining a more thorough knowledge of the appraisal process and being able to articulate research products in context of the broader offerings that NPV provides

Qualifications:

  • Bachelor’s degree or higher in any concentration
  • No prior management experience required but a passion for leadership and team building preferred
  • Strong writing and editing skills
  • 1-3 years of experience in real estate industry or project management
  • Strong understanding of real estate fundamentals across all major property types
  • Ability to multi-task and manage self in high volume environment
  • Proficiency with Microsoft Word and Excel

Location: Fully remote position from Texas reporting to the Newport Beach Research Group

Description: This is a fully remote position and the successful applicant will join our Newport Beach office’s research group.  Research Group members provide support to senior level appraisal staff and are responsible for several essential tasks that are crucial to the valuation process.

Responsibilities:

  • Gathering, cleaning, and analyzing data on various value influences;
  • Researching local and regional social, economic, governmental, and environmental forces;
  • Conducting supply and demand studies;
  • Generating and formatting Excel graphs and charts; and
  • Synthesizing research into well-written narrative reports

Qualifications: Applicants should enjoy writing and feel comfortable explaining findings in clear, concise language.  This position and career is writing intensive with researchers and appraisers drafting full narrative reports of qualitative and quantitative analyses.

A research team member is also responsible for expanding his or her knowledge base by tracking current real estate trends, reading professional publications, as well as participating in educational opportunities and professional organizations.

This entry-level position provides a strong foundation in real estate research and direct exposure to the appraisal process. Prior team members have successfully transitioned into mentored commercial real estate appraiser trainee positions.

Requirements:

  • Bachelor’s degree or higher in any concentration
  • Strong writing and editing skills
  • Interest in Real Estate and/or a career in real estate valuation
  • Proficiency with Microsoft Word and Excel

The salary for this position ranges from $42,500 to $50,000.  Salary will be determined by experience, education, and location.  Employees are eligible for a yearly discretionary bonus.  NPV Advisors also offers medical, dental, and vision insurance as well as a safe-harbor 401K.

This is a full-time position where the successful applicant is placed within our hands-on 18- to 24-month valuation training/apprenticeship program. The timing and duration of the program is based on prior experience and ability to master concepts. The program includes a three- to six-month rotation with our Research Group before you transition to a valuation team for the remainder of the program. Upon completion of the trainee program, the associate will advance to a fee-split appraisal position with the firm.

Trainee Appraisers are mentored by a principal or director and gain exposure to the appraisal delivery and reporting process in a comprehensive, stepwise manner. At NPV Advisors, trainees gain familiarity in the appraisal of a wide array of property types with various levels of complexity, from industrial warehouses to trophy/landmark assets throughout the country. All of our trainees are fully sponsored by a supervisory appraiser and concurrently enroll in courses at the Appraisal Institute to work toward licensing and state certification.

Our training process is designed to identify and cultivate those who have the dedication and drive to rise to senior-level positions within our firm. Successful candidates will be able to work independently, open to moderate levels of travel, display comfort in research, analysis, and report writing, and will thrive in a fast-paced, team-oriented environment.

Responsibilities

  • Assist senior appraisal staff in the preparation of narrative appraisal reports
  • Conduct preliminary research on property fundamentals, analyze operating expense information, and abstract property leases
  • Draft narrative reports that clearly explain inputs, assumptions, and results
  • Research and analyze comparable leases and sales
  • Conduct market surveys
  • Financial modeling. Appraisers utilize Argus Enterprise to input assumptions, property information, and analyze cash flows for income-producing assets
  • Work toward appraisal license certification

Requirements

  • Bachelor’s degree or higher from an accredited college or university
  • 1 to 3 years of prior real estate or finance experience
  • Strong analytical ability
  • High level of attention to detail
  • Ability to write in clear, concise language
  • Strong verbal and written communication skills
  • Proficiency with Microsoft Word and Excel
  • Willingness to take Appraisal Institute courses and work toward certification
