Job Description: The successful applicant will join our research group.  Research Group members provide support to senior level appraisal staff and are responsible for several essential tasks that are crucial to the valuation process. This is a remote position; however the candidate must be in a located in a state where we have an office (Texas, Illinois, Colorado, Georgia).

  • Gathering, cleaning, and analyzing data on various value influences;
  • Researching local and regional social, economic, governmental, and environmental forces;
  • Conducting supply and demand studies;
  • Generating and formatting Excel graphs and charts; and
  • Synthesizing research into well-written narrative reports

Applicants should enjoy writing and feel comfortable explaining findings in clear, concise language.  This position and career is writing intensive with researchers and appraisers drafting full narrative reports of qualitative and quantitative analyses.

A research team member is also responsible for expanding his or her knowledge base by tracking current real estate trends, reading professional publications, as well as participating in educational opportunities and professional organizations.

The Research Group’s operations are based in Chicago, Illinois and Newport Beach, California. All team members not based in those offices will work in conjunction with one of those assigned groups. Successful applicants should feel confident in their ability to work with remote teams and demonstrate the necessary verbal and written communication skills.

This entry-level position provides a strong foundation in real estate research and direct exposure to the appraisal process. We welcome applicants from diverse educational backgrounds. We have had successful research team members with degrees including anthropology, sociology, English, communications, real estate/finance, business administration, music, psychology, and more. Prior team members have successfully transitioned into mentored commercial real estate appraiser trainee positions, senior research roles, or utilized their skills in new professions/grad school.

It is a full-time hourly position with the potential for overtime.  The annual pay for this position ranges from $45,000 to $50,000 ($21.63 per hour to $24.04 per hour).  Salary will be determined by experience, education, and location.  NPV Advisors also offers medical, dental, vision, and life insurance as well as a safe-harbor 401K.

Requirements

  • Bachelor’s degree or higher in any concentration
  • Strong writing and editing skills
  • Interest in Real Estate and/or a career in real estate valuation

We are seeking an experienced full-time Commercial Real Estate Appraiser to join our team. This role is ideal for professionals with a proven track record of delivering high-quality appraisals. Appraisers with specializations or with a history of working on diverse and/or complex property types are encouraged to apply.

Key Responsibilities

  • Conduct comprehensive property research and analysis, including collecting and verifying sales and lease data.
  • Prepare narrative appraisal reports, describing physical and economic property characteristics, applied valuation methodologies, and supporting analyses.
  • Utilize Argus Enterprise to input assumptions, property information, and evaluate cash flows for income-producing assets.
  • Perform property inspections.
  • Communicate directly with clients to address their needs and expectations.
  • Work towards obtaining the MAI designation and fulfill continuing education requirements.
  • Stay updated on industry trends and best practices through ongoing education, professional publications, and networking.

Qualifications

  • Bachelor’s degree or higher from an accredited institution.
  • Minimum of 3 years of relevant appraisal experience.
  • Certified General Appraiser license.
  • Proficiency in Word and Excel; advanced knowledge preferred.
  • Experience with Argus Enterprise (required).
  • Exceptional written and verbal communication skills.

NPV Advisors is looking for a full-time valuation analyst to be part of our accelerated training program.  We are hiring team members to join our April 2025 class.  The applicant must be able to work from our Chicago, IL office.

The accelerator will be a 12-18 month program that prepares participants to become commercial real estate appraisers.  The includes a combination of formal training on appraisal fundamentals as well as on-the job apprenticeship style training. Analysts will gain experience in an apprenticeship model whereby the candidate is paired with senior appraisal staff assisting with valuation procedures, modeling using Argus Enterprise and report writing.  Analysts will gain familiarity in the appraisal of a wide array of property types with various levels of complexity from single-tenant industrial buildings to complex retail/mixed use developments.

Our training process is designed to identify and cultivate those who have the dedication and drive to rise to senior-level positions within our firm.  Successful candidates will be open to moderate levels of travel, display comfort in research, analysis, and report writing, and will thrive in a fast-paced, team-oriented environment.

All analysts will be enrolled in courses at the Appraisal Institute to work toward licensing and state certification. Upon completion of the accelerator program, the analyst will have the knowledge and experience to advance to a staff appraisal position with the firm.

The salary for this position ranges from $50,000 to $60,000.  Salary will be determined by experience, education, and location.  NPV Advisors offers medical, dental, vision, and life insurance as well as a safe-harbor 401K.

  • Develop financial models utilizing Argus Enterprise
  • Analyze cash flows for income-producing assets
  • Work toward appraisal licensing
